Saving up for a down payment can seem nearly impossible for low income home buyers. The Georgia Dream Homeownership Program was created to help buyers like you qualify for down payment assistance. GA Dream household income limits are set at $69,000 for families of up to two and $79,500 for families of three or more. The sales price of the home cannot exceed $250,000.
GA Dream provides $5,000 in down payment assistance to ALL eligible home buyers. Additionally, the program provides $7,500 in down payment assistance to families with disabled members, military, educators, health care professionals and first responders (EMT, Fire).
Qualifying for this program is simple! Your first step will be contacting a GA Dream qualified lender and requesting mortgage pre-approval. Your lender will inform you of your credit score. Your next step will be to fulfill the home buyer counseling requirements. Buyers with a credit score of 639 or below will attending a counseling seminar in person. Buyers with a credit score of 640 or above can complete the counseling requirement online. After you have completed the counseling requirement, you are ready to work with a real estate agent and find the perfect home.
